Auckland Property Maintenance Checklist (Seasonal)
A practical, season-by-season property maintenance checklist for North Shore Auckland homeowners. Built around our coastal climate — salt air, heavy rain and strong UV — so the jobs are in the right order, at the right time of year.
Why property maintenance matters on the Shore
Most of the expensive home repairs we get called out for on the North Shore start as small, easy maintenance jobs that got left for another year. Gutters, decks, fences and seals all fail predictably in our coastal climate — and predictable problems are the ones you can stay ahead of with a simple checklist.
Spring
September – NovemberClear gutters and downpipes
Spring growth and late-winter leaves block gutters fast on the Shore. Flush downpipes and check for overflow staining on fascia boards.
Oil and re-coat your deck
Warm, dry days are the right window for decking oil. Sand back any rough patches and recoat before summer foot traffic.
Inspect fences and gates
Look for movement at the posts, loose palings and sagging gates. Salt air rusts hinges quickly — replace any that are seized.
Check exterior paint and seals
Touch up flaking paint on weatherboards, window sills and door frames before UV intensifies.
Service outdoor taps and hoses
Replace worn tap washers and check for slow leaks before the heavy garden-watering months.
Summer
December – FebruaryRe-seal exterior timber
Pergolas, planter boxes and timber furniture take a hammering from coastal sun. A second light coat keeps timber from going grey.
Check insect screens and flyscreens
Repair tears and re-tension loose mesh before the evening mosquito run.
Test smoke alarms
Press-and-hold each alarm. Replace 9V backup batteries in mains-wired units — a five-minute job most homeowners skip.
Tidy clearances around the house
Trim back shrubs touching cladding. Plants pressed against weatherboards trap moisture and accelerate rot.
Check garage door and locks
Lubricate rollers and hinges, test the auto-reverse and check that exterior locks turn freely after summer humidity.
Autumn
March – MayGutter clean before the heavy rain
The single most important Auckland maintenance job. Blocked gutters cause fascia rot, ceiling stains and overflowing eaves.
Check roof flashings and tiles
From the ground with binoculars: look for lifted ridge tiles, cracked flashings around chimneys, and rust spots on long-run roofing.
Inspect decking boards and fixings
Push a screwdriver into any soft spots. Replace cupped or split boards before winter water sits on them.
Service heat pumps
Clean filters and check the outdoor unit is clear before you actually need it. A blocked filter cuts efficiency noticeably.
Re-caulk wet areas
Re-seal showers, bath edges and kitchen splashbacks where silicone has gone mouldy or pulled away.
Winter
June – AugustCheck ceilings and corners for moisture
Walk every room after heavy rain. Stains, bubbling paint or musty smells point to a roof or gutter issue to act on now.
Test door and window seals
Replace perished rubber and weather strips. A simple draught fix often pays for itself in heating bills.
Look under the house if you can access it
Check the subfloor for pooling water, broken vents and damp insulation — common in older Shore weatherboards.
Re-secure loose fixings
Wind exposure on the Shore lifts fence palings, downpipe brackets and TV antennas. Re-screw before the next southerly.
Plan spring repairs
Write down what needs doing while it's fresh. A short list now is much easier to act on in September.
Auckland coastal climate notes
- Salt-laden air on the east coast (Torbay, Browns Bay, Mairangi Bay, Milford) rusts steel fixings far faster than inland Auckland — use stainless or galvanised where you can.
- Humidity stays high year-round, so timber rot and mould develop faster than the visible weather suggests.
- Heavy rain events have become more intense — gutter capacity and downpipe placement matter more than they used to.
- Coastal UV is harsh on exterior paint, decking oil and plastics. Plan re-coats every 2–3 years, not the 5-year intervals quoted on packaging.
When to call a handyman
Most of this checklist is well within reach of a confident homeowner. The jobs worth handing off are usually the ones that involve ladders, working at height, or repairs that have already started to spread — soft decking boards, sagging gates, rotting fascia and gutter overflow damage.
